Foreclosure is a complicated process that usually takes many months. Here are some of the steps involved in a foreclosure. Online sites that track foreclosures allow users to search for properties in each of these stages. County courthouses and legal newspapers are also sources for this information.

Default: When a homeowner falls behind on mortgage payments -- how far behind varies with different lenders -- the bank sends a notice of default. At this stage, the homeowner can still work with the lender to try to rectify the situation but is on notice that foreclosure is looming.

For investors and others seeking homes to buy, the fact that a property has received a notice of default means they might be able to contact the owner directly to buy the house, often in what is called a short sale -- meaning they pay less than the outstanding mortgage (which is only possible if the lender agrees). For homeowners, the advantage of a short sale is that they avoid having a foreclosure on their credit report. For lenders, the advantage is that they avoid the expense and delay of the foreclosure process.

Notice of trustee sale (auction announcement): Three months after the notice of default, the lender can announce that it is putting the property up for auction. The lender notifies the homeowner and files a notice with the county recorder's office. It is common for auctions to be postponed, sometimes multiple times and often at the last minute, as the homeowner tries to work out a resolution with the lender to stave off foreclosure.

Auction: Properties are auctioned on the courthouse steps in the county where they are located. The winning bidder must pay the full bid amount on the spot in cash, check or cashier's check. Lenders often set an opening bid equal to the amount outstanding on the loan, or the loan amount plus assorted penalties, although sometimes the opening amount may be lower to spur bidding.

Properties are sold "as is," with no opportunity to inspect them and no recourse if there are major structural problems. There is no guarantee that title is clear. There can easily be liens against a property. For instance, a property that seems to be selling for a bargain price, such as $50,000, might be being auctioned off by the lender holding the second mortgage, so the buyer could find that he or she actually owes another $600,000 to the holder of the first mortgage.

The most common outcome of an auction is that no one bids and the property is "sold" to the lender. In March, 5,316 California properties were sold at auction, according to Sean O'Toole of ForeclosureRadar.com. Of those, 520 were sold to third-party investors. The remaining 4,796 properties -- 90 percent of the total -- reverted back to the lenders that held the mortgages.

Bank-owned properties: The vast majority of properties do not sell at auction, and the lender takes back ownership of them. Because banks are not in the business of managing real estate, they want to sell these properties. Typically, they take some time to clear the title, and do repairs and maintenance (although sometimes they
